The masterplan for Battersea Power Station is an unfolding story and one which gets more exciting with each new chapter.

Since the momentous opening of the Power Station to the public in October 2022, the riverside neighbourhood has established itself as a mixed-use destination that appeals to both a domestic and international audience.

Across the first four phases we have delivered over 2,200 homes, 800,000 sq ft of offices and more than 170 British and international brands to Battersea Power Station.

We are now looking ahead to the Future Phases, the remaining parts of the site that will complete the masterplan. The approved masterplan sets the overall framework for what can come forward – including how much space can be developed and the general layout of buildings but it does not determine exactly what will be built or when.

Progress has already been made on phases 3C and 5A:

  • Phase 3C, which will complete Electric Boulevard with two new buildings by Gehry Partners, has received planning permission and is earmarked to commence construction in spring 2026.
  • Battersea Power Station and Wandsworth Council have announced plans to work in partnership to build around 200 new high-quality council homes on phase 5A. The new homes, part of the council’s Homes for Wandsworth programme, would provide well-designed homes for local families at social rent levels, subject to financial and planning and funding approvals. Dowen Farmer Architects have been appointed to design the scheme. These will add to 386 affordable homes already delivered in partnership with Peabody at New Mansion Square. Further information is available here.

The remaining phases 4-7 have the potential to deliver up to 3.2 million sq ft of residential, commercial, cultural and leisure space. Studio Egret West has been appointed as master planner, urban designer and landscape architect for the remaining 16-acres, and will evolve Rafael Viñoly’s original masterplan, first conceived over 15 years ago, to respond to changes in expectations around lifestyle, leisure and workspace.

OUR COMMUNITY CONSULTATION

Thank you to everyone who attended our recent community consultation events on the Future Phases of Battersea Power Station.

More than 130 people joined us across the recent events in June to find out about the emerging vision, speak to the team and share their feedback.

The material displayed at the events is now available to view online. This includes information on the emerging vision, the four principles shaping the Future Phases and the next steps for the Section 73 application.

What happens next

Feedback gathered through the consultation will be reviewed and considered as the proposals continue to develop.

The current anticipated timeline is:

  • June and July 2026 – ongoing community consultation on the vision for the Future Phases
  • August 2026 – review of community comments and feedback incorporated into the vision where possible
  • September 2026 – Section 73 application submitted to Wandsworth Council
  • Spring 2027 – application determined by the Council
  • Spring or summer 2027 – detailed plans expected to come forward for Phase 4
