Planning permission has been granted for 200 new high-quality council homes to be delivered in partnership by Battersea Power Station and Wandsworth Council, marking an exciting step forward in the development of the 42-acre riverside neighbourhood.

The new homes, which are part of the council’s Homes for Wandsworth programme, will be built on a currently undeveloped brownfield plot within Phase 5 of the Battersea Power Station masterplan, to the east of the Grade II* listed Power Station.

Available for local people, including families at social rent levels, the high-quality homes, operated by Wandsworth Council, will mark a significant step towards tackling the housing crisis and creating mixed, balanced communities across the borough. Construction is expected to begin in 2027, with anticipated completion in 2029.

The new homes form part of the future phases at Battersea Power Station, which have the potential to deliver up to 3.2 million sq ft of residential, commercial, cultural and leisure space across the remaining 16-acres of undeveloped brownfield land. With approximately half of the regeneration project now complete, strategic urban design planner, Studio Egret West, has been appointed to evolve Rafael Viñoly’s original masterplan, first conceived over 15 years ago, to respond to changes in expectations around lifestyle, leisure and workspace.

The 200 new council homes being delivered by Wandsworth Council and Battersea Power Station have been designed by Peckham-based architecture studio, Dowen Farmer Architects. The multi-layered residential building features generous communal gardens and an expansive south facing roof garden with views across the city. Linking back to the neighbouring Power Station, vertical detailing and brick lattice reference the iconic brickwork of the Grade II* listed landmark, complemented by a racing green base which defines the community uses.

Contributing to the vibrant mix of public amenities at Battersea Power Station, the ground level will feature family-friendly, sustainable public spaces, a tree-lined street, and opportunities for local businesses, leisure and hospitality venues to flourish, helping to drive inclusive economic growth and create a lively, community near the riverfront.

In partnership with Battersea Power Station, the council is working with the Greater London Authority (GLA) to bring forward a scheme that delivers on shared ambitions for fair growth and faster delivery of social housing at one of London’s most iconic regeneration sites. The project will be financed within the council’s existing Housing Revenue Account and supported by GLA grant funding.

Following our recent public consultation on proposals for the future phases, we will be submitting a Section 73 application later this month, helping to ensure this vibrant riverside neighbourhood continues to evolve into a thriving town centre that serves the local community whilst attracting Londoners and visitors from further afield.”

Battersea Power Station is a vibrant new neighbourhood centred around the restored Grade II* listed landmark and now home to over 170 shops, restaurants, cafes and leisure experiences. Connected to Central London by a new Zone 1 London Underground station, and having welcomed over 40 million visitors since opening to the public in October 2022, Battersea Power Station plays a key role in supporting the economy, jobs and livelihoods of residents across the London Borough of Wandsworth.
