Battersea Power Station’s Next Generation Foster + Partners Designed Office 50 Electric Boulevard Launches

• Completing in summer 2023, the 200,000 sq ft ‘50 Electric Boulevard’ is the latest prime commercial office phase to launch at Battersea Power Station
• New building aims to take advantage of the significant supply demand imbalance for highly sustainable new office space with state-of-the-art digital and well-being amenities

Battersea Power Station has unveiled new imagery for 50 Electric Boulevard as the latest phase of 200,000 sq ft prime next generation commercial office space launches at the landmark riverside neighbourhood. This latest commercial phase is currently under construction and due to complete in summer 2023.

With spectacular views of the Power Station’s iconic chimneys and the striking Gehry Partners buildings, the curved glass facade of Foster + Partners’ latest London workplace is located to the south of the Grade II* listed landmark and forms a key part of Electric Boulevard, a new pedestrianised high street complete with homes, retail and leisure, and a 164-room art’otel, which leads directly to the newly opened restored building

50 Electric Boulevard has been shaped with wellbeing and frictionless smart tech at its heart, elevating employee experience through human-centric design, and catering for the future of work.

Biophilic design features throughout the WELL Platinum-rated building, which includes an 1,800 sq ft communal urban roof garden for anything from yoga classes to social gatherings and a 4,000 sq ft amenity pavilion with trees and giant sky lights, creating a spacious mindfulness-focused area to bring workers together. Across the wider estate, there is 19 acres of public realm and the 200-acre Battersea Park only moments away.

The BREEAM Outstanding workplace’s typical 15,000 sq ft floor plates each include terraces and state-of-the-art high efficiency particulate air filtration (HEPA) systems, with an abundance of natural light and openable windows, while its SmartScore Platinum-rated digital infrastructure offers world class connectivity and a touchless building experience.

Prospective office tenants will join Apple, SharkNinja and IWG which have already agreed office space at Battersea Power Station, with Apple due to take up occupancy of its 500,000 sq ft office early next year.

Workers at 50 Electric Boulevard will be able to enjoy the rich amenities recently opened in the Power Station, including over 100 shops, bars and restaurants, a cinema and chimney lift experience, Lift 109. Brands now open on Electric Boulevard, the pedestrianised high street, include ZARA, ZARA Home, M&S Foodhall and Oseyo with more opening shortly including fitness and health club, Third Space.

“With demand for tech-enabled new-build sustainable office spaces in London never being higher as companies continue to adjust to new working patterns and placing employee wellbeing at the heart of their requirements. We’ve established a new world class, next generation workplace within an entirely new town centre here at Battersea Power Station and have been able to further tailor our new spaces to accommodate this exacting new demand.

Simon D. Brown, Head of UK Office Research at CBRE, said: “Demand for office space in Central London remains robust. The latest data shows that in the 12 months to the end of October 2022, 12.5m sq ft was acquired by occupiers, 4% above the 10-year average. Looking ahead, the pipeline of future deals looks strong with office space under offer standing at 3.9m sq ft at the end of October, comfortably ahead of trend levels.

“Occupiers are continuing to seek the best quality space and this is supporting prime rental values. Looking ahead, demand is likely to remain focused on first-class buildings in amenity-rich Central London locations, such as the Foster + Partners designed 50 Electric Boulevard at Battersea Power Station.”

With the Zone 1 Battersea Power Station Underground station on the Northern Line Extension, directly accessible via an entrance on the ground floor of 50 Electric Boulevard, workers are only a 15-minute journey from the West End and the City. Alongside 319 cycle spaces in the building, the new Tube station enables workers to commute sustainably. Commuters and visitors will also be able to travel by river on the Uber Boat by Thames Clippers with Battersea Power Station having its own pier.
